Responsive. Trustworthy. Caring. – Our New 30-Second Film on How Lotus West Manages Your Building

Lotus West Properties manager and maintenance technician reviewing a finished apartment unit

We just released a new 30-second film about the way Lotus West Properties looks after apartment buildings on the Westside. No script, no sales pitch – one day of the work, from the morning walk-through to the moment a repair is signed off. It closes on three words we chose a long time ago and still measure ourselves against: Responsive. Trustworthy. Caring.

Lotus West Properties – Responsive. Trustworthy. Caring. (30 seconds)

What the film shows

If you own a multifamily building in Los Angeles, this is the part of property management you rarely get to see: the routine. A manager checking units before a turnover. A walk around the grounds with a tablet, noting what needs attention before a tenant has to call about it. Our own maintenance crew in a vacant unit, finishing cabinets and trim so the apartment is ready to lease on time. And at the end, the manager and the technician reviewing the work together – because at Lotus West the person who promised the owner a result is the same person who signs off on it.

That last point is the reason we keep maintenance in-house rather than farming it out. When the crew works for us, we control the schedule, the quality and the cost, and we can put a promise in writing: maintenance is resolved promptly, or your next month of management is free. That is one of our 15 written guarantees, and the film is really a picture of what it takes to keep it.

“Your success is our success.” – Ari Chazanas

The film ends on a line from our owner, Ari Chazanas, and it is the closest thing we have to a business plan. A family-led company that has managed Westside apartment buildings for more than 20 years does not grow on marketing; it grows because owners stay and refer their neighbors. That only happens when the building performs – rent collected, units filled, repairs handled, statements accurate and on time.

So we tied our own fees to it. Rent is in your account by the 15th of every month. If you are unhappy in your first three months, we refund our management fee in full. There is no long-term contract; the agreement is month-to-month, so we earn the business every month. You can read all 15 guarantees on our guarantees page.

Responsive. Trustworthy. Caring. – in practice

Responsive means one dedicated manager for your building, a single point of contact for you and for your tenants, and a 24-hour response promise on maintenance requests. It also means we answer the phone.

Trustworthy means transparent pricing with no hidden fees, owner statements every month, and leases that are vetted by landlord law firms – which matters on the Westside, where a Santa Monica Rent Control, LA RSO or AB 1482 mistake can freeze a rent for a year. Lotus West Properties is a licensed California brokerage (CA DRE #02172857) and was named the Southland’s Top New Property Management Company by AAGLA.

Caring is the part a film can show better than a paragraph can. Tenants who are treated well stay longer, and long tenancies are the single biggest driver of an apartment building’s return. We manage 1,500+ units across more than 100 buildings in Santa Monica, Brentwood, Westwood, Beverly Hills, West Hollywood, Venice, Marina del Rey, Culver City and West Los Angeles, and most of those relationships are years old.
